Who We Are
Waterfall Way CLT Ltd (WWCLT Ltd) is a locally established, community-led not-for-profit company, created to provide secure and permanently affordable housing for people living in the Bellingen Shire and surrounding areas.

As community land stewards, we identify low-or no-cost land and remove it permanently from the speculative property market. Our initial housing model is based on shared ownership, where co-owners only cover the cost of the dwelling—not the land—making homeownership far more affordable.

Co-owners will also contribute to an ongoing levy to cover common costs. In return for the significant discount on the purchase price, residents agree to a resale formula that limits capital gains and ensures homes remain affordable for future generations.

The Community Land Trust (CLT) model is well established in the UK, the US, and parts of Europe and South America. It is now gaining traction in Australia, and we believe it offers a practical and lasting response to the housing stress facing many local residents who are priced out of the market.

A Long-Term Commitment

WWCLT Ltd is a newly formed organisation. While we do not currently have homes available, we are committed to a long-term vision. We anticipate that it will take at least two years to secure land and commence construction.

Why a Registration of Interest?

The Registration of Interest (ROI) process is so that you can let us know that you may be interested in future housing opportunities through WWCLT Ltd.

Everyone on the register will receive updates and will be the first to know when homes become available. At that point, we will begin assessing eligibility and initiating the allocation process.

The information gathered through this process also helps us understand local housing needs, such as preferred locations and household sizes, which will guide the design and planning of future projects.

WWCLT Ltd Eligibility Criteria

To be considered for housing through WWCLT Ltd applicants must:

  1. Live in the Bellingen Shire or surrounding area or demonstrate strong and ongoing ties to the region.
  2. Support WWCLT Ltd’s charitable purpose and agree to the resale restrictions that preserve long-term affordability.
  3. Be willing to contribute to and participate in WWCLT Ltd’s community activities.
  4. Meet income eligibility guidelines and fall below the following income thresholds:
