The Waterfall Way Community Land Trust Ltd (WWCLT Ltd) is governed by a legal document called the Constitution. Like all company constitutions, it sets out our purpose, who can be a member, how decisions are made, and the responsibilities of our directors.
Because constitutions are written in formal legal language, they can be difficult to read. That’s why we developed a Plain English Guide to the WWCLT Constitution—to make the rules easier to follow and to support community members, partners, and future residents to engage with confidence.
This guide explains:
Our purpose as a not-for-profit charity focused on secure, permanently affordable housing in Bellingen Shire and nearby areas.
Membership – who can join WWCLT and the rights and responsibilities of General Members and Resident Members.
Governance – the structure of our tripartite Board, how directors are elected, and their powers and duties.
Decision-making – how annual and general meetings work, voting requirements, and the process for major changes.
Resident housing arrangements – including our resale formula and limited appreciation system, designed to keep homes affordable for future buyers.
Dispute resolution and disciplinary processes – ensuring fairness, transparency, and accountability.
The guide is a companion to, not a replacement for, the formal Constitution. It’s intended to help anyone—from potential residents, volunteers, and local partners, to government agencies and landowners—better understand how WWCLT is structured and accountable.
